Historic Tribeca Facade + Lobby

History can be a designer’s welcome collaborator. The search can reveal missed opportunities that, when recognized, change the building in an instant without losing the grounding that is so appealing.

This pair of residential buildings was constructed in the late 19th century. This project injects new life into the building facade and creates a new front door for the tenants. The project began with the careful analysis of the history of the facade and the state of the stonework to develop an appropriate cleaning and mortar re-pointing plan. The project also involves the replacement of badly corroded cornice work and rehabilitation of the beautiful historic wood double hung windows. The lobby of the building, currently a tight corridor of hard surfaces, will be gutted and re-designed to create a more humane and welcoming experience featuring new doors that balance contemporary design with the historic legacy of the district.
